Good
The room and pool were amazing. Room was also well equipped with everything you need to cook for yourself. Was also nice to have a big fridge and freezer.
This area is a new build so the roads to get to the place was absolutely atrocious. Especially bad if you have a rental car.

Modern apartment with responsive host
The apartment was very spacious, modern, clean and kitted out with all kitchen essentials for our stay. Our host was very responsive via whatsapp during our stay; from arrival to check out as well as organising a midweek clean. We were upgraded to a larger room as the one we booked was next to current constructions.
Like most of Tulum, the property sits in an area that is currently being redeveloped into hotels so there are building sites either side. We weren't too bothered by the noise but it's worth noting that it might not be completely quiet and peaceful until the buildings are finished. Its about a 30-40minute walk to central Tulum and the surrounding roads are mostly dirt tracks with no street lighting so renting a bicycle or scooter is advisable.

Good
Very clean, very responsive to all of our requests, the staff always helpful and polite. The room is really beautiful, neat and complete. All in all value for money.
The access is terrible. The street in front of the hotel is almost not accessible with a normal car. The hotel was probably expanding and with all the construction going on it has been extremely noisy. We would wake up 7 am from all the banging.

Good value
Spacious, clean, comfortable. Manager Carolina was accessible, helpful and answered all our questions.
Construction early in the morning during the week, thin walls (can hear other tenants’ music), hot tub was not a hot tub (paid more for this feature), a bit far from main areas (not walking distance - best if you have a car/scooter)
